Terms and conditions
In short. These terms cover the use of the website and stays at the villa. If you book through a platform (Holidu, Booking.com, Airbnb), payment and cancellation follow the terms shown on that platform.

2. Information on the website
We describe the villa with real photos and checked facts. Prices and free dates are those shown in the calendar at the time of booking. Distances are approximate. If we find a mistake, we fix it as soon as we can.
3. Booking and payment
A booking is valid once you receive written confirmation, from the Holidu calendar or from us. Price, any deposit, payment method and cancellation terms are those stated in the confirmation.
4. Check-in and check-out
- Check-in from 15:00 to 21:00, with your arrival time agreed in advance.
- Check-out by 10:00.
- On arrival we need an ID document for every guest, as Italian law requires.
5. House rules
- Up to 9 guests. Free cot on request; no extra beds.
- No pets.
- No smoking indoors.
- No parties, events, stag or hen parties.
- Please respect the neighbours' quiet and the waste sorting.
6. Pool
The pool is private and unsupervised: guests use it at their own responsibility. Children must always be with an adult.
7. Damage
Guests are liable for damage to the villa, furniture and equipment beyond normal wear and tear.
8. Website content
Texts, photos and videos belong to Villa Charm and Elegance or their authors. They may not be copied or reused without written permission.
9. External links
The site links to third-party services (Holidu, Google Maps, YouTube, WhatsApp). We are not responsible for their content or terms.
10. Governing law
Italian law applies. If you are a consumer, the courts of your place of residence have jurisdiction. For personal data see the privacy policy.
